Dive Into Residential & Multi-Family Real Estate With Black Elm Financial Partnership
An experienced, high-level team of experts to manage your investments and create generational wealth.
How The Partnership Works
Investing in real estate is an intelligent way to create generational wealth — but the traditional way of doing things often leaves you with a burden, not a gift.
Maybe you’ve been there before. The borrowed money, constant attention, repair costs, tenant searches, and general landlord duties all resulted in unimpressive returns.
With Black Elm Financial Limited Partnership (BEFLP or Black Elm Financial), you can invest in residential & multi-family real estate while letting our experienced team manage your investment on your behalf.
Who We Are
We’re a team of professionals that wants to ensure this is the right investment choice for you. Our dedicated team would love to talk to you and give your situation the attention it deserves.
Meet the Team
Riley Dykslag has been around real estate investing for most of his life. He began by building up a portfolio of residential rental properties. He quickly encountered the same landlord issues that most investors are faced with and sought a more purposeful way to invest in real estate. He took this experience and founded Black Elm Financial in 2019, focusing on creating a truly hands off approach for investors. He prides himself on focusing on vision meeting execution, and using his experience as a police officer to lead an effective team.
Besides creating the name Epiphany Perpetuity Limited Partnership, Savanna has been involved in the real estate arm of the Epiphany Group since its creation in 2018. Savanna obtained her degree in accounting from the University of Lethbridge in 2019, and has since received her CPA designation. She joined the Epiphany Group team as a junior accountant and now works as an analyst and accountant for the real estate partnerships.
With her role as analyst, Savanna focuses on financial analysis, property valuations, and financial modeling. Savanna performs a preliminary analysis on each property to asses whether or not it fits within our portfolio, maintains accurate accounting records for the partnership, provides risk assessment on the portfolio and builds out financial models for the partnership. Savanna also monitors the real estate market for internal/external risks and provides additional support to the partnership managers.
Chief Financial Officer
Devon has always had a strong passion for numbers and getting things done. He graduated from the Lethbridge College in 2010 and then quickly completed his Bachelor of Management, majoring in accounting in 2011 from the University of Lethbridge. Devon moved on to acquire his Chartered Professional Accountant designation in 2014, and together with his knowledge and skills, it has given him the opportunity to work in several different fields, including as a Senior Accountant at KPMG from 2012 to 2015, and Chief Financial Officer for various Southern Alberta municipalities from 2015 to 2018.
Devon also has a strong banking background after working in the Corporate Financial Services division of ATB in 2018 and 2019. He is now using this knowledge and experience as the Chief Financial Officer for the Epiphany Group and works directly with the real estate arm to provide the third and final review for any property being analyzed for the partnership.
Nathan started working with Epiphany Group in 2021. He has a Bachelor of Management from the University of Lethbridge and is a licensed Commercial Realtor and Property Manager. Nathan has had a passion for real estate from the very beginning of his career and managed properties in Lethbridge, Calgary, and Vancouver for over ten years.
Outside of work you can find Nathan spending time with his wife and daughter or travelling to any destination with a beach that has waves he can surf.
